Tamko Flashing Replacement: The Fort Lauderdale Owner’s Guide
Tamko flashing replacement in Fort Lauderdale typically runs $350 to $900 installed, depending on which flashing component failed and how much of it needs to come out. We stock Tamko-compatible flashing on our trucks and can usually complete the swap the same day we diagnose it. Most homeowners discover the problem the hard way: a water stain on the ceiling after a South Florida downpour, or granules collecting in the gutter near a pipe boot that has finally cracked through.
Flashing is the metal and rubber system that seals the joints where your roof meets something else: chimneys, vents, skylights, walls, and valleys. On a Tamko roof, these pieces work as a system with the shingles, and when one fails, water finds the gap fast. Fort Lauderdale’s combination of intense UV, salt air, and daily summer thunderstorms means flashing here fails years before the shingles around it do.
Which Tamko Models This Applies To
Our crews work on flashing across the full Tamko lineup: Heritage, Heritage Premium, Heritage Vintage, Elite Glass-Seal, and StormShield. The flashing itself is rarely brand-specific in the way shingles are, but the installation details matter. Tamko’s Heritage line, for example, has a thicker profile than entry-level three-tab shingles, which means step flashing needs to be sized to match the shingle’s exposure so water doesn’t sneak behind the laps.
Here’s the part most pages won’t tell you: Tamko roofs installed in Florida after 2015 commonly use a peel-and-stick underlayment system under the flashing, and if your roofer doesn’t know that, they’ll quote you a flashing-only job that leaves the underlying waterproofing compromised. When we open up a flashing repair on a Tamko roof, we check the underlayment condition before quoting anything, because sometimes the flashing didn’t fail on its own. It failed because what’s under it let go first.
To identify your flashing type, check the pipe boot for raised manufacturer markings, or measure the pipe diameter. Most Fort Lauderdale homes use 1.5-inch or 2-inch vent pipes, and the boot’s rubber collar should fit snugly around that. If you’re unsure, snap a photo and text it to us before we come out. We’ll tell you what we’re looking at and bring the right part on the first trip.
OEM Tamko flashing vs. quality aftermarket: Tamko manufactures some of their own accessories, but most flashing components are industry-standard galvanized steel, aluminum, or neoprene rubber made to universal specs. We install both OEM-sourced and manufacturer-rated equivalents, and we’ll show you the difference in writing before we start.

Signs Your Tamko Flashing Replacement Is Failing
- Water stains on ceilings or walls after heavy rain. This is the most common first sign. Fort Lauderdale storms are intense and short, and by the time you notice a stain, water has been finding its way through for weeks or months. The flashing joint is almost always the entry point on a roof that’s otherwise in good shape.
- Visible cracks or brittleness in rubber pipe boots. South Florida sun breaks down neoprene rubber faster than almost anywhere in the country. If you can see hairline cracks from the ground or a ladder, the boot is done. It won’t heal, and sealant won’t save it for more than a few months.
- Rust or corrosion on metal flashing edges. Salt air in Fort Lauderdale eats galvanized steel faster than inland climates. If your chimney flashing or valley metal shows rust streaking, water is already working into the seam. The metal can look fine from the ground while failing underneath the shingle edge.
- Granule loss concentrated near vents or chimneys. When flashing lifts even slightly, water runs under the shingles and scours the granules off the back of the shingle mat. If your gutters show heavy granule buildup in one specific spot, look uphill from it. There’s usually a flashing joint failing there.
- Daylight visible in the attic around vent pipes or chimneys. Go up on a bright day and look without turning on lights. If you can see light where pipes penetrate the roof deck, the flashing has separated from the pipe or the roof. That gap is an open channel for water.

AfterReplacement Cost & What’s Included
Here’s what we charge in Fort Lauderdale, and why the range exists:
- Pipe boot replacement (single vent): $350 – $500 installed. This is the most common flashing repair, and it’s usually a one-hour job if the decking underneath is sound.
- Step flashing replacement along a wall or chimney: $500 – $800 depending on linear footage and whether siding or stucco has to be cut back to access the old metal.
- Valley flashing replacement: $450 – $750 depending on roof pitch, valley length, and whether we need to remove and reset shingles to reach the metal.
- Chimney flashing rebuild with new counter-flashing: $600 – $900+. This is the most labor-intensive flashing job. It requires cutting into mortar or stucco, bending custom metal, and sealing in stages.
Every one of those prices is a written, fixed number before we start. You’ll see the part cost, the labor, and the disposal fee as separate line items. No change orders, no “we found something else” surprises. The only honest exception: if we open the roof and find decking rot, we’ll stop and call you. You’ll get photos of what we found and a written quote for the additional work before another nail goes in.
Every flashing repair we do in Fort Lauderdale carries our 365-Day Done Right Promise. If that flashing leaks again within a year, we come back and fix it at no charge. That’s in writing, included with every job.
DIY or Call Us?
If you’re comfortable on a ladder and just want to confirm the diagnosis, you can visually inspect flashing from the ground or the ladder line. Look for the cracks, rust, and granule patterns we covered above. That’s a safe, useful thing to do before you call.
What we don’t recommend is attempting the replacement yourself. Flashing work means breaking the seal between shingles and the thing they’re protecting, and getting that seal wrong means you’ve created a leak you didn’t have before. You’re working at height, usually on a roof that’s wet or about to be, and the Fort Lauderdale sun makes surfaces hot enough to burn through gloves. Roof falls are among the most common and most serious homeowner injuries in Florida.
Beyond safety, there’s the warranty angle. Tamko’s shingle warranty doesn’t cover damage caused by improper flashing installation by a homeowner or unlicensed worker. When Crestview does the repair, you get our 365-Day Done Right Promise in writing. If it’s not in writing, it’s not a promise. Call (754) 354-8628 and we’ll give you a free estimate and tell you honestly whether that flashing needs replacing or has a few more seasons in it.
FAQs
Rubber pipe boots typically last 8 – 12 years in South Florida before the sun and salt air break down the collar, while galvanized step and valley flashing usually lasts 15 – 20 years before corrosion becomes a problem. Tamko roofing systems are designed for longer lifespans. The flashing is often the first component to fail because it takes more direct UV and thermal stress than the shingles. Call (754) 354-8628 and we’ll tell you whether your flashing is aging normally or failing early.
Sometimes. A small gap at a pipe boot can be sealed temporarily with a high-quality urethane sealant, but sealant is a stopgap, not a repair. Cracks, rust, and separated metal need full replacement. In Fort Lauderdale’s storm season, a sealant patch that fails means a ceiling stain during the next hard rain. We’ll always tell you if a temporary fix is viable and how long it’s likely to hold. For an exact quote, call (754) 354-8628.
Pipe boot replacement is usually done in under an hour. Step or valley flashing replacement takes two to four hours depending on access and condition. A full chimney flashing rebuild can take most of a day because it involves custom metal work. We’ll give you a specific arrival time and a completion window in your written estimate, and you’ll get before-and-after photos so you can see exactly what was done. Call (754) 354-8628 for a free estimate.
We stock standard pipe boots in 1.5-inch and 2-inch sizes, galvanized step flashing, and valley metal on our trucks, along with Tamko-compatible accessories and sealants. Unusual sizes or colored metal for architectural detail work may need a supply house run, which usually adds a day or less. We also keep flashing parts for GAF, Owens Corning, and CertainTeed roofs in stock. Call (754) 354-8628 and tell us what you’re seeing, and we’ll tell you whether we can fix it the same visit.
